Consultant Coordination

Prepared, lodged and managed, including council feedback.

Fixed-Price Contract

Issued only once scope and pricing are fully validated.

Construction Phase

We build to the agreed scope and fixed price, with eyes on site and you in the loop.

On-Site Management

Trades sequenced, supervised and quality-checked throughout.

Payments on Milestones

Tied to completed stages, so you never pay ahead of the work.

How long does the whole process take?

Most custom homes run about 9 to 18 months end to end: roughly 3 to 6 months in design and approvals, then 9 to 12 months on site.

When do I get a fixed price?

Only once your scope is documented and pricing is validated in the preliminary phase. The figure you sign is one we can stand behind, not a guess that drifts later.

Can you build from my own plans?

Yes. With our Construct Only option we build to plans and approvals from your own architect or designer, with the same supervision, communication and quality control.

How do progress payments work?

Payments are tied to completed construction milestones, so you never pay ahead of the work.

Do I need a DA or a CDC?

It depends on your site and design. We assess this early and manage whichever pathway applies. See our DA vs CDC guide for the difference.

How will you keep me updated during the build?

Weekly written updates, a WhatsApp group for quick questions, scheduled milestone walkthroughs and direct access to the team.

What happens after I move in?

Full warranty documentation, and we stay reachable if anything comes up once you've settled in.

How much will my build cost?

Every build is unique. Cost depends on size, site conditions, structural complexity and finishes, so we give you a realistic budget range during our discovery and feasibility chat.
